Here's what the process typically looks like—and how Roost is working to change it.
The traditional application process
Most affordable housing applications require:
- Proof of income (pay stubs, tax returns, benefit letters)
- Government-issued ID for all adult household members
- Social Security numbers
- Rental history and references
- A completed application form—often paper-only
Some properties accept applications only during specific windows. Others require in-person submission during business hours, which means taking time off work. Mistakes or missing documents can disqualify you entirely, forcing you to restart.
Why it's this complicated
Compliance requirements are real. Properties receiving federal or state subsidies must verify that residents meet income thresholds before move-in—and annually after. Program rules vary by funding source: LIHTC has different requirements than MFTE, which differs again from Section 8. There is no universal standard.
What to prepare before you apply
- Last two months of pay stubs or most recent tax return
- Bank statements (typically two to three months)
- Photo ID for every adult in the household
- Landlord contact information for your last two residences
- Any benefit award letters (SSI, SNAP, child support, etc.)
