Acceptance of Terms
By accessing or using Roost, you agree to these Terms and Conditions and all applicable laws. If you do not agree, do not use the platform.
Purpose of Roost
Roost is an internet listing and discovery platform designed to help users explore income-restricted and affordable housing options. Roost does not own, operate, lease, or manage housing communities unless explicitly stated.
Listings and Availability
Housing information displayed on Roost is provided through integrations with property management systems and information supplied by individual property owners and management companies. While Roost strives for accurate and near real-time availability, all availability, pricing, unit types, and program participation are subject to change without notice.
Final availability is determined solely by the individual property and its management group. Roost does not guarantee unit availability at the time of inquiry, application, approval, or move-in.
Qualification and Eligibility
Eligibility information, including income limits and program guidelines, is provided for informational purposes only. Final eligibility and qualification determinations are made exclusively by the individual property owner or management company in accordance with applicable laws and program rules. Use of Roost does not guarantee qualification, approval, or housing placement.
Applications, Waitlists, and Approvals
Applications and waitlists are administered by individual properties and management companies. Screening criteria, documentation requirements, approval decisions, timelines, and waitlist placement are determined solely by those entities. Roost is not responsible for application outcomes or processing timelines.
Fair Housing Statement
Roost supports compliance with all applicable fair housing laws. Housing listed on Roost is offered without regard to race, color, religion, sex, gender identity, sexual orientation, familial status, disability, national origin, age, marital status, source of income, or any other protected characteristic. Roost does not control property-level housing decisions.
Platform Accessibility
Roost strives to make its platform accessible and usable in accordance with recognized accessibility standards, including WCAG 2.1 guidelines. If you experience difficulty accessing the platform, please contact us.
ADA Accessible Housing Information
Roost endeavors to provide information about ADA accessible and wheelchair-accessible housing units by compiling data from property management companies and their leasing systems. This accessibility information is provided for informational and convenience purposes only.
While Roost makes reasonable efforts to accurately display accessibility features as reported by property management sources, Roost does not independently verify, inspect, or certify the accessibility of any housing unit, building, or property. Accessibility designations, including but not limited to ADA-compliant units, wheelchair-accessible features, mobility accommodations, and accessible parking, are based solely on information provided by third-party property owners and management companies.
Roost makes no representations, warranties, or guarantees regarding the accuracy, completeness, or current status of accessibility information. Accessibility features, availability, and compliance with the Americans with Disabilities Act (ADA), Fair Housing Act, or other applicable accessibility laws are determined solely by individual properties and their management.
Users seeking ADA accessible or wheelchair-accessible housing are strongly encouraged to contact the individual property directly to verify specific accessibility features, request reasonable accommodations, and confirm that the unit meets their accessibility needs prior to submitting an application or making housing decisions. Roost is not responsible for any discrepancies between displayed accessibility information and actual unit conditions.
Language Access
Roost may provide multilingual content for convenience. Official program rules, applications, and determinations are governed by the property's required language and documentation. In the event of a discrepancy, property documentation controls.
No Professional Advice
Roost does not provide legal, financial, or housing compliance advice. Users should consult directly with property management teams or qualified professionals.
